Julia P. Stevenson is a private equity real estate professional, capital markets strategist, and principled impact investor with a career that spans portfolio management, fund formation, and operating company investments. As Principal of Fund Strategy and Investments at J Kyle Alexander LLC, she leads investment consulting and strategic advisory services for both general sponsors and institutional investors. Her firm’s work spans investment analysis, market analysis, deal structuring (debt and equity), fund formation services, , and private equity investment strategy. —Throughout her career, Julia has established a track record of empowering historically excluded communities through the application of rigorous and sound investment practices.

Through my work, I’ve had the opportunity to target historically excluded communities, particularly women and entrepreneurs of color in commercial real estate. I measure impact through both quantitative metrics (capital deployed, jobs and wealth created) and qualitative outcomes (business sustainability, community enhancement, mentorship relationships established). Success isn’t just in the deals closed, but in regenerative economic models that keep producing opportunity.

Julia’s professional journey has included quantitative roles in commercial real estate for institutions including a regional bank in Washington, D.C., an institutional impact investment platform with a national footprint, and an emerging investment manager with a bi-coastal footprint. Her uncommon dual fluency in lending and equity gives her a 360-degree view of deal structuring—critical in today’s capital-constrained environment.

But behind Julia’s sharp financial instincts and cross-sector experience lies a deeper foundation: the enduring influence of her mother.

“My mother, a retired school teacher and dedicated reading specialist, showed me what leadership through service looks like. Her ability to help students believe in their potential—often when no one else did—taught me that authentic relationships, preparation, and emotional intelligence are as essential as technical skill.”

Her mother’s quiet resilience and deep compassion continue to shape how Julia leads, teaches, and mentors in the commercial real estate space.

“She didn’t just educate students. She empowered them. That’s the standard I hold myself to—whether I’m structuring a deal or guiding a young professional through their first investment analysis, I aim to empower.”

While she is technically adept, Julia’s approach is deeply human. Her proudest professional moment wasn’t closing a marquee transaction but structuring a complex acquisition that enabled one of the nation’s few Black women veterinarians to purchase an established veterinary practice and the related real estate—unlocking not just ownership, but generational inspiration. “Success,” she notes, “isn’t just in the deals closed, but in regenerative economic models that keep producing opportunity.”

She leads with an analytical mind and a relational heart. Mentorship, relationship-building, and community accountability are central to her work. “In the early days of my career, I often felt underestimated. But I turned that into a competitive edge by cultivating technical depth and cultural insight,” she says. “And it was my relationships—those authentic, generous, and unexpected sponsors—that helped me thrive.”

Julia is a board alumna of CREW DC, former capital markets member of the DC Building Industry Association, a contributor to the Urban Land Institute and co-creator of a pioneering three-part program on Valuation & Equity in Commercial Real Estate with Altus Group, aimed at identifying systemic bias in property valuation.

She holds a Master of Science in Finance from Johns Hopkins University and a Bachelor of Arts in Urban Studies from Brown University. She is currently pursuing the Chartered Alternative Investment Analyst (CAIA) designation. A true student of the craft, Julia combines her intellectual curiousity with empathy, clarity, and integrity.

Her guiding principle, passed down from her father, is simple: “Don’t let fear be your guide.” That advice has given her the courage to challenge groupthink, stand in her values, and step into leadership spaces where few share her race or gender—but where her voice is critical.
