Nicole Shomair Shiman is a nationally respected real estate executive who sees her work as more than just transactions — she defines her role as delivering best-in-class places and experiences through the built environment. As Managing Director of EDENS’ Florida office, Nicole leads the growth strategy and execution of a 1.9 million-square-foot retail portfolio across 12 assets, including transformative redevelopments like Downtown Palm Beach Gardens, Shadowood Square, Oakwood Square, and Weston Road Shopping Center. Her projects are not only shaping commercial districts — they’re becoming beloved destinations where communities choose to spend their time.

Prior to EDENS, Nicole was Vice President and Principal at 13th Floor Investments, where she led acquisition and capitalization initiatives, and earlier honed her strategic acumen at The Boston Consulting Group (BCG).

What sets Nicole apart is her unique combination of visionary thinking, persistence, and an unmatched ability to build and nurture relationships — qualities she credits as most critical to her professional success. Her proudest achievement? The chance to directly shape her local community by turning overlooked spaces into vibrant, people-centered environments.

Nicole earned her MBA from Harvard Business School as the recipient of the Fitzie Foundation Scholarship, awarded to one exceptional female student annually, and a BBA with honors from the Richard Ivey School of Business at the University of Western Ontario. She serves on the Advisory Board of ULI Southeast Florida/Caribbean (where she previously chaired the Florida Management Committee), is a Next Gen Trustee on the Board of ICSC, a Board Member for the University of Miami School of Law LLM Program, and a founding board member of Yard Hospitality, a culinary incubator and gathering space in Miami.
